Refurbishment Project at Dryburgh Gardens, Dundee Successfully Delivered
McGill have recently completed a contract with Abertay Housing Association for the upgrading of 81 apartments within four high rise blocks and two cottages at Dryburgh Gardens, Dundee. McGill were Principal Contractor on the £3.4m project which began in April 2013 and completed in April 2014.
Completed over 52 weeks the scope of works included the upgrading of all electrics and plumbing, installation of new kitchens and bathrooms, replacement of existing storage heating with new Dimplex Quantum heating, new modern hot water cylinders, internal wall insulation, floor and ceiling insulation, roof repairs, windows replaced, balcony doors replaced and full decoration with new floor coverings to bring the dwellings up to Scottish Quality Housing Standards. The Warden Call and Fire Alarm systems were also upgraded.
At tender stage Abertay Housing Association went through a rigorous process to identify the best way of carrying out the works taking account of costs and funding government available.
McGill were engaged on the project early on and worked closely with the Design Team and Client to value engineer the specification and reduce the tender cost by 50%, allowing the works to go ahead. McGill worked with our partners to help the Client triple the amount of ECO Funding originally obtained at the outset.
Residents of the flats were elderly and we liaised with the Client, making the decision to decant residents for a four week period whilst the works were undertaken. McGill employed a full-time Tenant Liaison Officer on the project to ensure the tenants’ needs were met.
Four properties within the blocks were identified as being suitable for decant purposes. A further two temporary units were brought in to provide a total of six decant apartments. A temporary lounge was set up for the residents to use whilst noisy works were taking place in close proximity to their home.
McGill were granted a 14 week extension of time early on in the project due to design and funding issues and successfully completed the contract seven weeks ahead of schedule to an excellent standard and on budget.
