McGill complete office to flats conversion at Water Vennel, Perth for Caledonia Housing

McGill have recently completed works at Water Vennel, Perth for Caledonia Housing Association.

The project consisted of the conversion of a four storey, system-build 1970 office building into 18 residential apartments.

The building had lain empty for some time and this project now brings much needed affordable housing to the city.

The work commenced on October 2014 and was completed by April 2015.

Works included internal compartmentalisation of the floor plate and reconfiguration to flats/apartments and modification and refurbishment of two stair cores. Works also included utility installation including water, gas and BT.

Fire protection of the existing building was installed and the building was brought up to current standards of thermal, fire and sound insulation.

The internal fit out to the apartments included plastering, partitioning, joinery, plumbing, heating, electrical, power, fire and security installations along with decoration and floor coverings.

Externally timber double glazed windows were replaced and new communal entrance doors installed. Furthermore a roof covering membrane was installed and insulated.

The project was finished with new boundary walls, hard and soft landscaping, new bin recess, bike racks and access ramps to DDA standards.

The busy location in the City Centre meant the team had restricted access and adjacent neighbours to consider during the process. This ran smoothly and the neighbours were very accommodating and understanding.
