Abertay Housing Association awarded McGill this contract for the upgrade of 81 apartments within four high rise blocks and two cottages at Dryburgh Gardens, Dundee.
The scope of works included the upgrading of all electrics and plumbing, installation of new kitchens and bathrooms, replacement of existing storage heating with new Dimplex Quantum heating, new modern hot water cylinders, internal wall insulation, floor and ceiling insulation, roof repairs, window replacements, balcony doors replaced and full decoration with new floor coverings to bring the dwellings up to Scottish Quality Housing Standards. The Warden Call and Fire Alarm systems were also upgraded.
McGill were engaged on the project early on and worked closely with the Design Team and Client to value engineer the specification. The initial concept was to install Air Source Heat Pumps and improve the insulation and appearance of the buildings using external wall insulation, however this was proven to be cost prohibitive.
Following a value engineering exercise costs were reduced to 50% by installing new generation electric heating and internal wall insulation instead.
McGill worked with our partners to help the Client triple the amount of ECO Funding originally obtained at the outset.
All residents within the sheltered accommodation were elderly and it was decided to decant the residents for a four week period whilst the works were undertaken. We employed a full-time Tenant Liaison Officer on the project to ensure the tenants’ needs were met.
A temporary lounge was put in place so that the residents had a place to go whilst noisy works were carried out in close proximity to their homes.
McGill worked closely with the client on the planning process and four properties within the blocks were identified as being suitable for decant purposes. A further two temporary units were brought in to provide a total of six decant apartments. The four decant apartments were upgraded to completion standard prior to being used. The two temporary units were upgraded to a very high standard to provide an open plan living room/kitchen, one bedroom, shower room which met/exceeded current building warrant standards.
McGill were granted a 14 week extension of time early on in the project due to design and funding issues and successfully completed the contract seven weeks ahead of schedule to an excellent standard and on budget.
